      Getting in
      Which door, where the keypad or lockbox is, and how to lock up when they leave. Mention the porch light if the keypad is hard to see at night.
      Wi-Fi
      Network name and password exactly as typed. Say where the router is, so guests can restart it before they message you.
      Check-in and checkout
      The times, plus what checkout actually involves: dishes, towels, bins, where keys go. Keep the checkout list to five items or fewer.
      Parking
      Exactly where, how many cars, and where not to park. Neighbor complaints usually start with a driveway.
      House rules
      A few specific rules beat a long list. Give a reason for the ones that matter most, such as quiet hours because the walls are shared.
      Bins
      Which bin is which, and which night they go out. If guests are leaving on collection day, tell them whether to put the bins out.
      Heating, cooling, appliances
      Only what confuses people: the AC remote, the oven, the washing machine, the TV inputs. Skip the kettle.
      Local tips
      Five to ten places you actually go, with a walking or driving time. Groceries, coffee, a good dinner, the nearest pharmacy.
      Emergencies
      The local emergency number, the nearest hospital or urgent care, and where to find the first aid kit, fire extinguisher, breaker box and water shutoff.
